BRIDGE AND MEZZANINE FINANCING AND EQUITY INVESTING

Interim funding doesn’t have to involve undue financing costs. Wachovia’s Structured Finance unit is designed to ensure you the flexibility to accomplish optimal future recapitalization or sale strategies.

We serve as a “one-stop” transitional financing shop for a full range of eligible property types. We provide up to 90% loan-to-value (LTV) financing with kickers on deals over 80% LTV (in the form of fees or equity participation).

Loan Parameters

Bridge:

  • One to three year term
  • Principal range of $10 million to $100 million

Mezzanine:

  • Three to seven year term
  • Principal range of $3 million to $30 million

Equity:

  • Will contribute up to 50 to 90% of required equity
  • Mezzanine/Equity blend available with third party lender contributing portion of financing or equity
