My taxes are due in January each year, but I would like to have them paid in December for income tax reasons. How can I request this?

My taxes are due in January each year, but I would like to have them paid in December for income tax reasons. How can I request this?

To request payment of your real property taxes by a particular date, please send us a written request indicating when you would like the taxes paid.  We will be happy to accommodate this type of request provided there are enough funds in the tax escrow to pay the bills due.  If you know that there will be insufficient funds, please forward a check for the shortage amount along with your request for payment. Please note that you must make this request each time you would like the taxes paid by a particular date.

I have a personal property bill. Can I have it paid from my escrow account?

In general, we do not escrow for personal property bills.  If we have paid personal property bills from your account in the past, we may be escrowing for them.  However, if we have not been escrowing for the personal property bills, we will not be able to pay them from your escrow, as it could create a shortage in paying the real property bills.

 

To find out if we are escrowing for personal property taxes, please consult your most recent escrow analysis or contact our Customer Service Group at (800) 326-1334, 8:30am to 5:30pm ET, Monday through Friday, or send an email.  Please note that Wachovia or our agent will not be able to obtain personal property tax bills. You must submit them to us at least 30 days prior to the payment date.

What information should be included on my insurance certificates so they can be identified?

Please include the borrowing entity’s name, the loan number, and the insured location’s street address on all certificates to make them easily identifiable.

What kinds of insurance am I required to carry?

While your loan documents will detail the types of insurance and required coverage amounts, we generally require property (also known as "hazard"), general liability, and excess liability.  We also track business income, Worker’s Compensation, earthquake, flood, wind/hail and boiler and machinery, if applicable to your loan.  Again, it would be necessary to consult your loan documents to determine all the requirements for your loan.

I paid my taxes/insurance myself. Can I be reimbursed from my escrow account?

Yes.  To request a reimbursement for taxes or insurance you paid, please forward a copy of the paid receipt or a copy of the canceled check along with a letter requesting the reimbursement.  We can reimburse payments made up to the current balance in your tax or insurance escrow account.

How can I find out if my taxes and/or insurance have been paid?
 

A notification letter is generated automatically at the time a tax or insurance disbursement is made.  Also, all disbursements from the tax and insurance escrows appear on your monthly billing statement.  Finally, our Web application, WIRES Interactive Real Estate ServicesTM, reflects transactions, balances and history for your loan.  If you need further assistance, please feel free to contact our Customer Service Group toll-free at (800) 326-1334, 8:30am to 5:30pm ET, Monday through Friday, or send an email.

What if the escrow analysis shows an excess in the escrow?

If your new escrow analysis reflects an overage amount, that amount will be used to reduce your payment until the next escrow analysis or the next tax payment, whichever comes first.

My taxes/insurance costs went down this year. How can I get a new escrow analysis?

An escrow analysis is prepared once each year based on the state in which the property is located as discussed above. Unless the reduction is significant, no additional escrow analysis will be perforned without approval from the portfolio manager and the payment of an escrow analysis fee.

Copies of your most recent escrow analysis are available online. If you have access to our online reporting tool, WIRES Interactive Real Estate Services, login, select the appropriate loan and select the link to your escrow analysis.

What happens if there isn't enough in my tax or insurance escrow account to pay the amount due?

Once we receive your tax bill(s) or insurance invoice and determine that there will not be available funds to pay them in full, we will contact you via mail to alert you to the amount of the shortage.  The letter also contains instructions regarding where to send the additional funds needed.

How often are escrow analyses performed on my tax and/or insurance escrows?

Escrow analyses are performed on an annual basis.  The analyses are scheduled based on the state in which the property is located.  We provide a month-by-month listing.

I received a letter that says you've hired a "tax service." What does this tax service do?

We have retained an outside company to collect all the real property tax information for each loan.  Once they have gathered the information, the amounts due are submitted to us for payment.  We disburse the funds from your tax escrow account and our tax service uses those funds to pay the bills directly to the taxing authority.  This service allows us to pay the tax bills much more quickly and efficiently as well as taking the burden off our borrowers to forward tax bills to our office.

What if I disagree with my escrow analysis?

If you feel there is an error in your escrow analysis, please fax, mail, or email us indicating specifically the items you dispute.  We will then re-evaluate the account and respond in writing to indicate the corrections we’ve made, if any.  If there are still outstanding issues or questions, please feel free to contact our Customer Service Group toll-free at (800) 326-1334, 8:30am to 5:30pm ET, Monday through Friday, and one of our analysts will be happy to assist you.

How do I get a copy of my tax bill?

The best way for you to obtain a tax bill is to request one from the taxing authority directly.  Our tax service obtains all tax information for us for each loan.  However, we do not receive either originals or copies of the bills from the service.
